About Us

Many years ago we had a vision:

On 5th November 1982 Nicholsons Estate Agents opened its’ doors in Epping for the veryfirst time and, unlike many other Agents of that time, the doors are still open today.

We started by wanting to give all of our clients a personalised service, backed up by experience.
So that is what we did.

We wanted to remain independent and hire dedicated and motivated staff. Staff who were happy to go the extra mile for our clients and who knew their property onions inside out. We wanted to get to know the property market in our area like the back of our hands and to become experts in every aspect of the business.
So that is what we did.

Also we wanted to concentrate all our time and efforts into giving our customers a premium service and peace of mind. To help them understand the ins and outs, whether selling, buying, renting or letting out property, all the good bits and the not so good bits. We wanted to work harder for them, to make their lives easier.
So that is what we did.

And now, 37 years later, we are still here, looking to move forward into the future. To embrace change, both in the marketplace and in technology, to remain at the forefront of the local housing market and to give our clients a closer, more personal and even better service than before. So that’s what we are doing...

“I’m Wendy Barritt, I own and have run the business for the last 7 years, prior to which I worked for Nicholsons since the millennium. I take great pride in getting to know & understand our clients’ needs so I can put the right person in the right property, as I believe each landlord, tenant, & property are individual.

As well as myself we currently have a team of 4 members of staff:

Debbie Whitworth who has been with the company since 1998 and is the heart of the office, dealing with all enquiries and the majority of the property administration.

Michael Millard who has been a consultant for the company since 2002 and deals mostly with resolving any issues that arise and organising any work that needs to be carried out at any of our properties.

Nick Barritt who is studying Law at University in London and works for the family business on a part-time basis, dealing with our marketing campaigns, as well as our customers, landlords and tenants.

Leah Grant is the newest member of the team & joined us in Jan 2017 as a Lettings Negotiator”

FULL MANAGEMENT 10% PLUS VAT

  1. Taking & confirming instructions, preparing details with colour photo's & floorplans
  2. Advertising in respect of what rent to be charged.
  3. Internet advertising on at least 3 portals including our own website.
  4. Circulating details to all registered applicants.
  5. Office/window display of details
  6. Accompanying applicants when viewing
  7. Negotiating with owners & tenants
  8. Referencing tenants (previous landlords, employers & credit checks.
  9. Right To Rent Checks, including passport validation
  10. Preparing assured short-hold tenancy agreement.
  11. Holding a dilapidation deposit under the terms of the tenancy Deposit scheme.
  12. Inventory & Energy Performance certificate (EPC) arranged at extra cost.
  13. Periodic inspection visits
  14. Rent collection & monthly accounting.
  15. Dealing with repairs.
  16. Taking meter readings, holding keys etc.

FINDING A TENANT & CONCLUDING AN AGREEEMNT ONLY. 2.5 WEEKS OF THE RENT PLUS VAT

We carry out points 1 to 11 as above, up to exchange of agreements

CONCLUDING AN AGREEMENT ONLY.

We carry out to point 9 as above at a fee to be negotiated.
